Director (Capital Raising and Investment)

We are partnering with a financially stable Chinese real estate company. They are looking for hands-on, execution-driven senior role focused on private capital raising and fund sourcing. The candidate will lead the creation, structuring, and closing of private commercial real estate funds from institutional LPs, and oversee subsequent asset performance and private market exits.

Key Responsibilities

• Lead fundraising campaigns targeting institutional LPs, insurance companies, sovereign wealth funds, and family offices to secure capital commitments.
• Design and structure private PERE fund products, managing the legal, tax, and financial modelling architectures.
• Front and deliver institutional-grade, investment roadshows and pitches.
• Evaluate, underwrite, and acquire premium commercial real estate assets (retail malls, office portfolios, mixed-use assets).
• Build and stress-test financial models, managing cash flow projections, rental yields, and valuation models to maximize portfolio value.
• Formulate and execute private market exit strategies, including asset package sales, secondary market transactions, and trade sales to strategic corporate buyers.
• Monitor key asset operational metrics (NPI, NOI, occupancy levels, lease maturity curves) to ensure stable performance for private investors throughout the fund lifecycle.

Key Requirements

• Min 12 years within real estate funds, private wealth platforms, or commercial real estate asset management firms.
• Proven experience as a core driver or execution lead in successfully closing private capital pools, private placements, or closed-end PERE funds.
• Deep technical understanding of commercial real estate operations, including asset valuation, leasing mechanics, and financial modelling.
• Bachelor’s degree or above in Finance, Real Estate, or a related discipline. CFA / CPA designations are highly preferred.
• Fluency in Mandarin and English (both written and spoken)
